Schematic Design
Using our zoning and property analysis, we develop initial drawings that establish the project’s overall scope and conceptual design, including the scale and relationships between key building components. The objective of this phase is to define a clear and feasible design direction and present it in a way that allows clients to easily understand, evaluate, and move forward with confidence.
Design Development
During this stage, the design is developed in greater detail to refine the building layout, materials, and architectural character of the project. Structural systems, building components, and spatial relationships are further coordinated to ensure the design is technically viable.
This phase allows the project to mature into a fully defined design, enabling a smooth and efficient transition into construction documentation.
Interior Design
Our firm provides interior design services for both new construction and existing spaces undergoing transformation. This includes redesigns to accommodate new uses, remodeling, renovations, and adaptive reuse projects.
By designing the interior and exterior architecture simultaneously, we ensure a cohesive design approach that integrates spatial experience, functionality, and architectural identity.
Construction Documents
During the Construction Administration phase, we conduct periodic field visits to observe the progress of construction and assess whether the work is being carried out in accordance with the contract documents. Our responsibilities also include responding to Requests for Information (RFIs), reviewing shop drawings and contractor submittals, and coordinating with consultants to support the accurate execution of the design.
Construction Administration
Our construction documents translate the design into a comprehensive set of technical drawings and specifications that define the scope and execution of the project. These documents describe the configuration, location, relationships, and dimensions of the work and typically include site plans, floor plans, elevations, sections, detailed drawings, diagrams, and schedules necessary for permitting and construction.
Planning & Urban Design
Our Planning and Urban Design services address the organization of buildings, spaces, and infrastructure within the larger urban context. We develop site planning strategies that consider land use, circulation, density, and the relationship between architecture and the public realm. Working closely with clients and regulatory agencies, we help guide projects from early planning concepts through approvals and implementation.
3D Visulaization
Our 3D visualization services help bring architectural ideas to life through detailed digital models, renderings, and visual studies. Using tools such as 3D modeling, renderings, hand sketches, collages, and animated walkthroughs, we communicate design intent and spatial relationships in a clear and compelling way. These visualizations help clients, consultants, and stakeholders better understand the project before construction begins.
Marketing
We provide visual materials that help clients effectively present and promote their projects. These tools can support publications, websites, fundraising efforts, and marketing initiatives aimed at leasing or selling spaces more efficiently. Our services include the production of colored 2D plans with material finishes, 3D floor plans, and immersive 360-degree panoramic views that allow viewers to better understand and experience the design.
Local Board Approvals
We assist clients in obtaining the necessary approvals from local planning and zoning boards required for project development. Our services include preparing presentation drawings, coordinating with consultants, and representing projects during municipal hearings to help guide them through the approval process efficiently.
Zone & Property Analysis
We provide a preliminary analysis of local zoning ordinances and surrounding site conditions in relation to the client’s program and project goals. This evaluation helps determine the development potential of a property and assess the overall feasibility of the proposed project.
Review Code Compliance
We ensure that each project is designed in accordance with applicable international, state, and local building codes, as well as all relevant jurisdictional regulations. Our team reviews the design to verify compliance with safety, accessibility, and building standards required for permitting and construction.
Design-Built
Through our partnership with Ceron General Contractor, we now provide a seamless design-build experience by combining architectural expertise with professional construction services. From concept and permitting to construction and project delivery, our integrated approach improves coordination, streamlines communication, and helps bring your vision to life with greater efficiency.
Site Consultation
We visit the project site to review existing conditions and discuss the client’s goals in relation to the property. This evaluation helps identify site opportunities, constraints, and zoning considerations that may influence the project’s feasibility and design direction.
